Who owns the mall?
Slate owns the majority of the mall; Choice Properties REIT owns Treasure Hunt and the NoFrills.
Slate Asset Management is an active real estate investment owner/manager operating across Canada, in the US, and in Europe. We are passionate about our projects and we consider ourselves to be partners with our tenants and the communities surrounding our properties. Dixie Outlet Mall is an important part of the Slate real estate portfolio, and as we begin to contemplate future plans, we would like to hear from you.
Choice Properties REIT, Canada’s preeminent diversified real estate investment trust, is the owner, manager and developer of an extensive portfolio of retail, industrial, office and residential properties. We build for the future, exploring new ways to help people live well through the creation of healthy, livable communities. We look forward to being a part of this project and working with the community to build something great.
Who is on the project team?
We’ve assembled a skilled team of experts to ensure we deliver the very best for the redevelopment of Dixie Outlet Mall, including Giannone Petricone Associates Inc. Architects (GPAIA) , Bousfields, Janet Rosenberg & Studio (JRS), LEA Consulting Ltd., Urban Equation, KWA Site Development Consulting, and Lux 9 Inc. Learn more about our team at PlanDixie.ca.
What is happening to the mall?
We are very early in the planning process. We are working on a draft plan for the site at Dixie Outlet Mall that envisions a 46-acre mixed-use community with new parks, enhanced retail, and a range of housing options (town homes, mid and high rise buildings). This draft plan includes housing for approximately 12,000 to 15,000 people, based on 6,400 units and will be submitted to the City. There will be an approval process that will provide an opportunity for the community to share input throughout.
Will the NoFrills be staying?
Yes! The NoFrills will remain operational on the site throughout the planning process.
What is the timeline for this project?
We are very early in the process; we held our first Open House in October 2019, Virtual Open House #2 in the Summer of 2020 and are now in our third form of engagement with the launch of Virtual Open House #3. Together with the community and the City we are building a vision for the redevelopment of Dixie Mall, which will lead to a Master Plan. Will there be new retail options?
We are building something new here. Something that will elevate your neighbourhood with trees, benches, outdoor spaces, walkable amenities, new shops and restaurants. We hope to advance the design of this new place together with the community to build a plan that is right for Mississauga and considers how and what the community wants in their everyday.
Will there be community space?
Community is at the heart of this site. We will work with the City and the local community to find opportunities for new gathering spaces and accessible public realm experiences that support neighbourhood needs.
Will this site become a park?
The vision is to transform a 100% concrete site into a vibrant community with tree-lined pathways, accessible green space and trails. Considerations for families, safety and how we design outdoor spaces are priorities of ours. We will be working with the City and the local community to determine what type of dedicated park space is needed to support the creation of a new public realm that beautifies and restores.
Are you building affordable housing?
This site has the potential to accommodate many forms of housing. Mississauga and the entire GTA are experiencing an unprecedented pressure on housing affordability, and delivering housing opportunities at a well-connected site with a myriad of amenities is good for our citizens. We will consider the needs of existing and future residents when planning the mix and tenure of units.
What are you going to do about the traffic?
Our transportation consultants will be undertaking a series of technical studies to understand the flow of traffic in and out of the site as part of the design process and any future submissions to the City.
Are you the ones adding the ramp to the QEW at Dixie Road?
The Ontario Ministry of Transportation (MTO) is responsible for the highway and road changes happening around Dixie Outlet Mall. We will continue to keep the community up to date on new information as it becomes available.
